Imagine an 18th-century mansion, abandoned and in ruins, becoming the beating heart of a community. That's what could happen to Sarakina Mansion in Zakynthos, Greece. This study explores how to transform abandoned cultural assets into opportunities for sustainable tourism. The problem? Overtourism, which crowds the islands and puts cultural heritage at risk. The solution? An innovative approach that combines conservation, community engagement, and sustainable practices. Experts analyzed the site, studied historical archives, and interviewed stakeholders to understand how to reactivate Sarakina Mansion. The result? A plan to turn it into an open-air cultural hub where history meets modernity. This project not only preserves heritage but also creates new economic and social opportunities for the local community. A model that could be replicated in other areas affected by overtourism, aligning with the United Nations' Sustainable Development Goals.

The study on Sarakina Mansion uses a qualitative methodology that includes site analysis, archival research, and stakeholder interviews. Two SWOT analyses were conducted: one at the territorial level for Zakynthos Island and another focused on the island's cultural heritage. The analyses highlighted significant obstacles such as environmental degradation and policy fragmentation, but also revealed opportunities for adaptive reuse based on local identity and sustainable practices. The proposed plan for Sarakina Mansion includes partial structural stabilization and community-driven cultural programming, aiming to create a hybrid open-air cultural hub. This approach not only preserves cultural heritage but also promotes tourism diversification and community engagement. The proposed framework aligns with the United Nations' Sustainable Development Goals, particularly Goal 11 (Sustainable Cities and Communities) and Goal 17 (Partnerships for the Goals).
